Firstly, you need to ask the agent for some recent sales in the area so that you can do your own homework and therefore accurately access the value of the home. The recent sales information should give you an idea on where to place your offer given the size of the home, size of the land, improvements and number of rooms ie: bedrooms, bathrooms, etc.
Remember, the owner of the property is required to nominate their selling price on their Agency Agreement and therefore the agent can only advertise the property within 10% above that of the owner’s price but cannot advertise below.
